Rental Guidelines

Sorry, we do not accept Idaho Housing.

Pets may be allowed on a case-by-case basis, depending on the number & type. One or two cats (or one/two normal dogs) are usually OK, but they must be at least one year old and housebroken. Pit Bulls, Rottweilers, Dobermans, German Shepherds and Chows are not allowed. Landlord references and/or additional pet deposit are required.

Tenants' gross monthly income (before taxes are taken out) must be at least three times the monthly rent. For example, if the rent is $700 per month, your gross monthly income must be at least $2100. The entire deposit plus a full month's rent must be paid prior to move-in. No exceptions. (cashiers check or money order only, no personal checks)

Our properties usually have 12 month leases. However, leases started between October and March might be 6-8 months to avoid vacancies in the winter. We do not write leases that are shorter than 6 months and we do not have month-to-month rentals.

For houses and duplexes, tenants are responsible for lawn mowing and minor yard maintenance like weed control, trimming shrubs, etc. Tenants are not responsible for lawn mowing/yard maintenance on four-plexes and apartment buildings.

All rentals are non-smoking inside. Smoking is permitted outside only.

Applicants must have good employer & landlord references. For all applicants, we will run a new credit report at a cost of $15. We do not require applicants to have excellent credit, but it should be at least average to qualify for our minimum deposit. Applicants with poor credit may be accepted with a larger deposit.
